Ice Dam Prevention: Why Your Attic Inspection Matters in Minnesota

By Home Inspector New Ulm | Updated March 2026 | (507) 205-7067

Ice dams are one of the most common and costly problems for Minnesota homes. Every winter, homeowners in New Ulm, Mankato, and southern Minnesota deal with water damage from ice buildup along eaves. The root cause is almost always in the attic.

What Causes Ice Dams?

  1. Heat escapes through the attic via gaps, poor insulation, or inadequate air sealing
  2. Snow melts on the warm roof from underneath, even below freezing outside
  3. Water flows to cold eaves which extend beyond the heated building
  4. Ice forms a dam as water refreezes at the cold eave
  5. Water backs up under shingles and into your home

The Real Problem Is Your Attic

Insulation

Minnesota requires R-49 to R-60 attic insulation. What we commonly find:

  • Pre-1980 homes: R-11 to R-19 (far below standard)
  • 1980-2000 homes: R-30 to R-38 (still deficient)
  • Post-2000 homes: R-38 to R-49 (closer but not always adequate)

Air Sealing

Warm, moist air rises through gaps around light fixtures, plumbing penetrations, exhaust fans, attic hatches, wall top plates, and chimney gaps. Our thermal imaging shows these leaks clearly.

Ventilation

The goal is a cold attic matching outdoor temperature. Requires balanced soffit intake and ridge exhaust at a 1:150 to 1:300 ratio.

Common Problems We Find

  • Bathroom fans venting into the attic (code violation, major moisture source)
  • Blocked soffit vents from insulation or uncut soffits
  • Insufficient perimeter insulation where roof meets walls
  • Missing vapor barrier
  • Non-IC-rated recessed lights creating heat loss points
  • Unsealed attic access with no weatherstripping

Warning Signs

  • Large icicles along eaves
  • Ice buildup at gutters and valleys
  • Water stains on ceilings near exterior walls
  • Uneven snow melt on the roof (bare patches)
  • High winter heating bills

The Fix

  • Adding insulation: $1,500-$3,000 for an average home
  • Air sealing: $500-$1,500
  • Fixing ventilation: $500-$2,000
  • Re-routing exhaust fans: $200-$500 per fan

These improvements pay for themselves in 2-4 years through reduced heating costs.
