Spring Home Maintenance Checklist for Minnesota Homeowners

Minnesota winters are tough on homes. After months of sub-zero temperatures, heavy snow, and freeze-thaw cycles, spring is the critical time to assess damage and prevent small issues from becoming expensive repairs.

Roof & Gutters

• Check for ice dam damage: Missing, cracked, or curled shingles along eaves
• Inspect flashing: Around chimneys, vents, and skylights
• Clean gutters: Remove debris, check for ice damage, ensure downspouts direct water 6+ feet from foundation
• Look for sagging: Heavy snow can stress gutters and fascia

Foundation & Grading

• Walk the perimeter: Look for new cracks (common after frost heave)
• Check grading: Soil should slope away from foundation at least 6 inches over 10 feet
• Test sump pump: Pour water in the pit to verify it activates before spring rains
• Inspect window wells: Clear debris, check covers

Siding & Exterior

• Check caulking: Windows, doors, siding-to-trim joints
• Look for moisture damage: Peeling paint, swollen wood, discoloration
• Inspect brick/stone: Mortar joints for frost damage

Basement & Crawlspace

• Check for water stains from spring melt
• Look and smell for mold (especially in corners)
• Inspect pipes for frost damage on exterior walls
• Test dehumidifier for the season ahead

Attic

• Check for ice dam water damage
• Inspect insulation (compressed, wet, or displaced)
• Verify soffit and ridge vents are clear
• Look for pest entry points

HVAC & Plumbing

• Schedule AC tune-up before summer
• Replace furnace filter after heavy winter use
• Test outdoor faucets for frozen pipe damage
• Inspect water heater for rust and test T&P valve

Deck & Outdoor

• Check deck posts for frost heave
• Test railing stability
• Look for frost-heaved walkways and pavers
