But there’s nothing about a water heater, especially a gas one, that home inspectors should take for granted. It’s important to be familiar with the parts of a gas water heater, and to know what to look for as you inspect it.

We check the water heater's age, type, capacity, venting, temperature/pressure relief valve, drain valve, connections, corrosion, sediment buildup signs, and overall condition. Gas units get combustion safety checks.
Tank water heaters typically last 8-12 years, while tankless units last 15-20 years. Minnesota's hard water can reduce lifespan. We check the manufacture date and assess remaining useful life during inspection.
Replace when it's over 10 years old and showing signs of age (rust, leaking, inconsistent temperature, strange noises). Replacing proactively avoids the emergency and water damage of a failed unit.
