How Thermal Imaging Finds Hidden Problems in Minnesota Homes

Real Problems Thermal Imaging Has Found in Southern Minnesota
Hidden Water Leak Behind a Bathroom Wall (New Ulm)
During a buyer's inspection of a 1960s ranch in New Ulm, our thermal camera revealed a significant cold spot on the bathroom wall adjacent to the shower. The wall looked perfectly normal visually, with no staining, peeling, or discoloration. The thermal image showed a wet area approximately 3 feet wide extending from the shower valve down to the floor. Investigation revealed a slow leak at the shower valve that had been saturating the wall cavity for months. Without thermal imaging, this would have gone undetected until mold growth or structural damage became visible.
Missing Insulation in a "Well-Insulated" Attic (Mankato)
A seller claimed the attic had been recently re-insulated. The visible insulation looked adequate. But our FLIR scan of the ceilings below revealed multiple areas where the insulation had been compressed, displaced, or simply never installed, particularly around recessed lighting fixtures and at the eaves. The homeowner was losing significant heat and creating conditions for ice dams. The thermal images provided clear documentation for the buyer to negotiate insulation repairs.
Overloaded Circuit in an Older Panel (St. Peter)
During an electrical panel scan on a home near Gustavus Adolphus College, our thermal camera identified one circuit breaker running 40 degrees hotter than adjacent breakers. The breaker was not tripped and showed no visible signs of distress. The hot breaker turned out to be feeding a circuit with too many loads, including a window air conditioner and a space heater on the same branch circuit. This finding prevented a potential fire hazard.
Ductwork Leak in an Unfinished Basement (Lake Crystal)
A home's heating system seemed to struggle keeping the main floor warm despite a relatively new furnace. Thermal imaging of the basement ceiling revealed heated air escaping from disconnected duct joints in three locations. The homeowner was heating the basement (and losing energy dollars) without knowing it. A $200 duct repair solved a comfort and efficiency problem.
